4 Ways You’re Sabotaging Your Home Sale

You’ve just put your home on the market and are convinced it will sell fast.  Unfortunately, after two weeks you have had several showings but no one is offering!  While the market may have something to do with why your home isn’t selling, there’s probably more than just market problems at play here.  Keep reading to find out some common reasons good homes sit on the market.

1. How you present your home

Myth: Leave your house as it is! You have unique tastes, and your house has character. Potential buyers will find your collection of African tribal masks charming and endearing. The same goes for your lawn…might as well leave the weeds, right?

Reality: Studies show that homes sell better when buyers can picture themselves in the home. If you’re marketing your home as your old house and not as their new house, you’re doing it wrong. One of the best things you can do is hire a home staging company. Home stagers are experts in neutralizing the atmosphere of your home to make it more appealing to buyers.

2. How you interact with potential buyers

Myth: Play hard to get! Selling your home can be inconvenient with constant tours and finicky buyers, so make sure you do it on your own terms. If that’s not your style, go ahead and swing the other direction by smothering your buyers. Follow them around the house, overcommunicate your questions and concerns, and call them often to check in.

Reality:

Being flexible is one of the best things you can do when interacting with agents and buyers. Also, when having an open house, one of the best things you can do as an owner is leave. As stated earlier, it will make buyers more comfortable and open to make an offer if they have the space to picture themselves in the house.

3. How you utilize the Internet

Myth:

The Internet isn’t very important or necessary when selling your home. Slap a few low-quality pictures on Zillow and do the rest the old-fashioned way.

Reality:

Online marketing can make or break your home sale. Make sure your home is listed on a variety of home sites like Trulia and Homefinder, as well as on social media. The quality of your presentation is also very important…many buyers won’t click on your link simply because your photos are dark or poor quality. A KW agent will have the experience and knowledge you need to make sure your home is represented well online!

4. Who you have on your team

Myth:

All realtors are the same quality, so just choose anyone licensed! Better yet, save on commission and closing costs and do it yourself.

Reality:

All real estate agents are different…choose the one that’s best for you and your home. It’s always beneficial to find someone who specializes in your market or area. These agents will have invaluable expertise and local connections that will make the process smooth and successful.
