The North Houston Home Seller’s Time Line

You have made the decision to sell and have found a KW Professionals Realtor to help you do it! Before your agent lists your home, they may recommend a few adjustments to entice buyers. Whether you hire a stager, repair any lingering damage, or clean out the garage, small changes can be instrumental in your home’s first impression to potential buyers.

1. Setting a price and listing the home
The first step in selling your home involves setting the price. Your North Houston Realtor will guide you through this process, then will take professional listing photos of the home and write a detailed description of your home for the MLS system.
2. Marketing your home and showings
Once your home has been listed on the MLS system, your agent will begin to market the home. As you begin to show your home to potential buyers in the North Houston real estate market, make sure it’s always in “show ready” condition, even when you least expect a showing. Your home should always be available for potential buyers to see even if it may be inconvenient for you.
3. Receiving an offer
When a buyer decides they want to buy your home they will send an offer to your agent, which will then be presented to you. You can choose to accept the offer, counter it at a different price, or decline it completely.
4. Preparing for an inspection
When an offer has been accepted and agreed upon by both parties, the buyer will arrange for an inspection of your home. If the inspector finds any items that need to be addressed, the buyer can choose to negotiate this into the contract or request that repairs be made before the sale of the home. Once again, these details can be negotiated before progressing with the sale.
5. Appraisal
Next, the buyer’s lender will schedule an appraisal of the property. An appraiser will assess of the value of the home. If the home appraises for the value of the sales price, there will be no further action. If it doesn’t, both you and the buyer may need to negotiate the sales price further.
5. Closing
You’re almost there! With all inspection items and appraisals taken care of, the next step is to go through the closing process. At closing, you will sign the title over to the buyer, hand over the keys, and thank your Realtor for helping you get through a successful North Houston real estate sale!
